The focal point of the building is a central atrium incorporating 5000 m2 of tiered office space over five floors, enhanced by a fully glazed bowed frontage and specialist energy-efficient lighting systems.
Office workstations are lit by gull-wing lighting systems with passive infra-red sensors to switch power off after 15 minutes of inactivity. Most of the supplementary and feature lighting is operated by dusk-to-dawn photo-electric cells.
Energy from the exhaust air of the air-conditioning system is transferred to incoming air by a thermal wheel.
Inviron Facilities Management & Service has been awarded a contract for planned preventive maintenance of M&E systems and small-works M&E. Consultants were Rybka Battle.
