This £30.5 million development provides affordable homes for over 300 residents, offering 24-hour care and support to those needing it. Social and leisure facilities for residents and the local area include a village hall, restaurant, fitness gym, IT suite, a well-being centre and a greenhouse with landscaped gardens.
The apartments are in four main buildings.
One 5-storey building has its heating systems served by a gas-fired modular-boiler installation. The primary circulation passes to low-loss flow and return headers, from where duplicate pump sets serve the zone heating circuits. The system is separated into three variable-temperature heating circuits serving the wings of the building containing flats and a constant-temperature circuit for fan coil and air-handling units in communal areas. The fan coils are controlled with Cocon 4-port valves operated by local controls.
Heating pipework in each apartment incorporates a 4-port valve linked to a room thermostat in the lounge. LST radiators served by the variable-temperature circuits incorporate TRVs and lockshield valves. System distribution pipework incorporates local isolating valves and commissioning valve sets.
Bungalows and 2-storey flats have their own condensing boilers for heating and DHW. Each installation has a quick-fill connection comprising isolating valve, strainer, double-check valve and braided hose.
Hot water for the main building is provided by a gas-fired system with calorifiers. Water is stored at 60°C and circulated by a secondary pump. All hot-water outlets are fitted with Oventrop BrawaMix thermostatic mixing valves to limit outlet temperature to 43°C. Regulating valves are fitted to all branch connections to ensure correct balancing of the secondary circulation system.
